Keweenaw Real Estate Photography : Keweenaw Real Estate Photography is a service of Bill Fink Communications, LLC.  Studies have shown that most house-hunters are now doing their initial searching for a potential home on-line, and that the pictures selected to illustrate the home's listing are a critical factor in getting a potential buyer to take a closer look.  When compared to the many other steps a homeowner is taking to prepare a home for sale, the investment of a small amount of money in professional real estate photography can be the critical link in getting home shoppers into the house to consider a purchase.  Few people will buy a home sight unseen; the quality of the pictures you use is becoming the single greatest, controllable variable for getting the sales process moving.

This first pictures in this gallery show the differences between the professional photographer's work I do and that of a real estate agent's listing photos using a typical point and shoot camera (pictures 02 - 07a).  Pay special attention to the image quality and the difference in how much more of the scene is visible with the pro photos.  The listing photos are well done, considering the limitations of the camera used.  For the sake of comparison, the pro photos have been reduced to the same dimensions as the listing photos.

Various interior views are shown in pictures without additional captions.  Several of these photos use high dynamic range exposure blending to better keep the inside and outside scenes available in the same photo.

Pictures 23 through 29 offer some comparisons between shots taken at a typical point and shoot camera's "wide" zoom level and those taken by a pro-level wide angle.  The pro-level wide angle shot is then shown with and without high dynamic range exposure blending.  Pictures 30 and 31 show the difference between a typical wide angle lens view, with converging vertical lines and building faces that seem to fall away, and the same view using the special perspective control lens I own.  Pictures 32 to 35 are HiVantage comparison shots, explained below.

My basic rates are:

Listing price $150,000 or less:  $165
Listing price $150,001 to $500,000:  $190
Listing price $500,001 to $1,000,000:  $225
Listing price $1,000,001 to $2,000,000:  $300
Listing price $2,000,001 and above:  $400
(State Sales Tax additional)

Mileage:  Up to 10 miles round trip from my home:  free.  Beyond 10 miles roundtrip from my home: $.50 a mile.

Twilight shoot or repeat visit for exterior shots: $150 additional.  Twilight shoots are done between sunset and approximately 40 minutes after sunset. All lights in the home must be turned on and there may be added lighting. Twilight shots give a dramatic and elegant look to the home.  Repeat exterior shoots are done to show the home in the opposite season if it is still on the market.  (Do you really want to show the exterior with snow on the ground during the summer season?)

HiVantage shots: $50 additional (on same shoot).  $100 plus mileage for a separate shoot.  HiVantage shots are photos taken with the camera elevated from 10 to 18 feet above the normal street level.  See photos 32 to 35 for a comparison of street level shots and HiVantage shots.

Plan on a normal shoot taking about 1 1/2 to 2 hours; 3 hours or more for a larger, intricate listing.  I will supply you with a photo checklist, and a shooting agreement between you and me.  Please note that I retain the copyright to the images, but give you and your agency an unrestricted right to use and publish the photos for the normal course of your business activities.  I'll do my best to get your pictures posted in a password-protected gallery here within 48 hours.  Payment must be made by check or PayPal before the photos are released for downloading.
